Bonnins Estates has been letting residential homes since the Seventies. Our wealth of experience is evident in our long-standing clientele who have had the benefit of our consistent service levels. This longevity is evident in mentioning the Fullers Trust, which we have managed exclusively since 1987.
 
Our rental expertise and experience offers the following letting services to Landlords and Tenants:
 
Procurement Fee:
  • Advertise the property
  • Screen the prospective tenants
  • Contact the previous landlord
  • Draw up Lease Agreement and obtain signatures
  • Collect the security deposit and first month’s rental
  • Do an inspection and draw up a faults-and-damages list
  • We hold the deposit in an interest bearing account
  • Collect the first month’s rental and forward the balance to the Owner after deducting our fee
  • Forward copies of all documentation to the Owner and Tenant
Our Fee:
Rental x period of lease x 7% plus VAT (or half a month’s rental, whichever is greater)
 
Administration of Property:
  • Advertise the property
  • Screen the prospective tenants
  • Contact previous Landlord
  • Draw up Lease Agreement and obtain signatures
  • Collect monthly rental (direct payment of levies, bond, etc.- if required) deduct our fee -  Surplus to be paid according to your instructions
  • Compile a detailed defects list of all defects, faults, marks, crack and breakages
  • We will attend to any maintenance and repairs on your instruction and pay the costs thereof from the rental received
  • Inspections of the property will be carried out at intervals as determined by the period of the Lease Agreement
  • Monthly statements sent to you
  • Carry-out a full inspection upon termination of the lease
  • Forward copies of all documentation to the Owner and Tenant
Our Fee:
12% of the monthly rental, being a 7% upfront fee and 5% monthly fee thereafter plus VAT.
 
Additional services are available at an Hourly Rate and include, but not limited to: 
  • Inventories
  • Electricity and water connections
  • Supervising painters, tillers and other contractors
  • Arranging quotes
  • Purchasing of new goods
  • Managing any major maintenance
